                                QUICK CLOSE ESCROW

Bank owned properties, repos, foreclosures, all want to close escrow very quickly. No contingencies, no three months escrows.

All-cash transaction can close in approximately 2 weeks. Lender financed transactions can close in 3 to 4 weeks.

Definite must for closing of all transactions are the following:

1. Completed residential purchase agreement.
2. Certified pre-approved loan and not a desktop prequalification letter.
3. Some transactions will request two (2) preapproved loans: Bank and Priv. Lender.
4. Copy of the borrower’s credit report.
5. Copy of the borrower’s proof of funds.
6. Purchasing the property as is.
7. No disclosures.
8. All inspections and contingencies removed within five days.
9. Most properties do not have in-house financing.
10. Some transactions, termite Clearance, financed by the buyers.

                                            COMMISSIONS

Sellers or the Banks are responsible for both the (buyers- sellers) agents commission. Not the responsibility of the buyer. Commissions are paid at the COE, thru the escrow. Commissions are non negotiable, as part of the listing contract by the seller.
