Curios, armoires, consoles, are excel pts to mount art, as lessens their size in overall rm. Over powering, can make a Rm small, as lrge pieces can be made to look smaller, by art applications.

KITCHEN:
Address every countertop hardware, as contaminated with chickenpox. Remove and de-clutter.
Remember the concept, ( TV quiz shows,) it’s all behind door number 1or 2 or 3. Every cupboard/drawer must be decorated-organized, so buyer will look in all and not just one. Organization is an art.

PATIO:
It is the new square footage considered by appraisers. Make a new Rm. into a living room paradise. BBQ Center is just as important as the kitchen APPLIANCES; outdoor spa is equal to masters bathrm.

GUEST BATHROOM:
Not measured in Sq ft. Measured in Sq In.; Dress w/$100 bills, not $1. bills or penny art.

MASTER BEDROOM:
Two (2) words. Everything in this room, should be in grps of 2. Do not remove the word penis or masculine, from the word master bedroom. This room must be elegant, moving, and neutral. Not selling a brothel. Bedrm is for sleeping, not library, not office, not close rack, not exercise Rm.. not sewing Rm.

CLOSETS, AKA= TEETH.
Measure a person health, by the standards of their teeth.
Closet, cupboards, drawers, should be the same hygiene, as our teeth. Nothing more appealing, beautiful smile, with white perfect teeth. Same hold true to the underbelly of a house, which are storage spaces!!!!!

FURNITURE, BEDDING AND CHAIRS.
Not accents anymore. Dress in white accents, (throw, pillow, covers, slips, etc.) White “ anything” will be free bridges of light, from windows, in to the interiors dimensions.

Items over 12” become enhancements to the real estates, as they become directions signs without verbiage. Less is more. Don’t Flood property w/ clutter, as you subtract from Sq Ftg.


PHOTOS:
Not selling officers Qrters pinups, brothel, but a real estate museum & turning over for appraisers to be purchased by WWW Money. Displayed frames are easily stolen at any moment, so sellers, be ware, anything which fits in to a purse, or pocket, will be stolen.

MAID SERVICE:
Why leave money ( $$$) on table and in to the trash. Clean house, turn key= money all they way to the bank. Negotiations of the closing end price, is all the way to COE. You are in control of the sale, if the property is turnkey till closing. Broken and dirty house keeping, creates room for neg. negotiations.

CALIF. PROP. 60

Property Tx Rate is 1% of Sales Price. Does not include: City, County, HOA, School, Utilities, bonds, can all charge in addition to the 1% by the state.

CALIF. PROP. 90

Allows 1 time transfers of Prop 60, if over the age of 55YO. Only few counties in the state will accept the terms of Prop 90. Only transfers the State Tax and not the smaller incidental local taxes, espec suited for that city.
